The listing season has started – the number of new listings doubled from January to February. Buyers are still out looking for homes with the number of pending sales staying strong from January to February. The number of PENDING sales has been exceeding the number of new listings.

This is keeping the inventory low – below the 4 months of available homes. This means that in every price range the inventory is a Seller’s Market and home values continue to appreciate. The appreciation is not expected to be at the same level as the last couple of years … but still ahead of an average market (3-5% a year).

It is still a very good time to list a home.

One factor which we are watching closely is how PENDING sales are ending in CLOSED sales. More sales are failing due to condition issues identified at inspection or appraisal. It’s important to ensure the condition of a listed home meets what Buyers and lenders expect to agree to closing a sale.

The Dog Days of summer are nearly behind us. Days are getting shorter and the days of extreme heat are lessening.Whether it's the Dog Days or summer vacationing, we often see a reduction in the number of sales in July and/or August.
