As the summer comes to a close, the inventory is historically low for Walla Walla County. Though Sellers listing a home are still likely to sell quickly, the number of competing Buyers and list to sale price average has taken a slight drop from previous months. Fluctuations in interest rates definitely are having an impact on Buyers and the terms they are considering in the purchase and sale agreement.

August New Listings: 74

August Closed Sales: 68

August Average Price: $465,157

August Price per Square Foot: $224

There are financing tools to use to help Buyers afford the monthly payment and the Seller still obtain a high net proceeds.

The number of sold homes year over year (YOY) is a down about 20% from last year. The number which shows 2 months of increase YOY is inventory – number of homes on the market. The Dog Days of summer are nearly behind us. Days are getting shorter and the days of extreme heat are lessening.Whether it's the Dog Days or summer vacationing, we often see a reduction in the number of sales in July and/or August. This July (52 closed sales) continued this trend with sales down about 25% from June (68 closed sales).
